A home loan EMI is the fixed monthly instalment that repays your housing loan, combining interest on the outstanding balance with principal repayment. This calculator starts one step earlier than most: enter the property value and your down payment percentage, and it derives the loan amount before showing the EMI.

That matters because Indian banks fund only part of a property's value — you must bring the rest as margin money, plus stamp duty and registration charges. Adjusting the down payment slider shows immediately how much every extra rupee of your own money saves you in interest over 20 years.

How the home loan EMI is calculated

First the loan amount: loan = property value − down payment. Then the standard reducing-balance EMI formula that every Indian bank uses: EMI = P × r × (1 + r)ⁿ ÷ ((1 + r)ⁿ − 1), where P is the loan amount, r the monthly rate (annual ÷ 12 ÷ 100) and n the tenure in months.

For a ₹50,00,000 property with a 20% down payment, the loan is ₹40,00,000. At 8.5% for 20 years, r = 0.00708 and n = 240, giving an EMI of ₹34,713. Over the full tenure you repay ₹83,31,103, of which ₹43,31,103 is interest — more than the down payment and comparable to the loan itself, which is why the rate and tenure deserve as much attention as the property price.

How to use this calculator

  • Set the property value — the agreement value you will actually pay the seller.
  • Move the down payment slider; 20% is typical, and banks rarely fund more than 75–90% of value.
  • Enter the interest rate your bank quoted — home loan rates today sit around 8.3–9.5%.
  • Choose the tenure. A shorter tenure raises the EMI but cuts total interest sharply.
  • Open the amortization schedule to see how slowly the principal falls in the early years.

Home loan costs and tax breaks in India

The RBI caps loan-to-value at 90% for loans up to ₹30 lakh, 80% up to ₹75 lakh and 75% above that, so the minimum down payment is 10–25% of property value. Budget separately for stamp duty and registration (roughly 5–8% depending on the state), a processing fee of 0.25–1% of the loan, and legal and technical valuation charges — none of these can be added to the loan.

Under the old tax regime a self-occupied home loan gives you up to ₹2,00,000 a year of interest deduction under Section 24(b) and up to ₹1,50,000 of principal repayment under Section 80C, which materially lowers the effective interest rate for taxpayers in higher slabs. These deductions are not available under the new regime for a self-occupied property. Floating-rate home loans are also linked to the repo rate under the RBI's external benchmark rules, so your EMI or tenure moves when the repo rate does — and there is no prepayment penalty on floating-rate loans to individuals.

Frequently asked questions

How much down payment do I need for a home loan?

At least 10–25% of the property value, since RBI rules cap the loan at 90% for properties financed under ₹30 lakh, 80% up to ₹75 lakh and 75% above that. Stamp duty and registration are excluded from the loan, so plan for roughly 5–8% more of your own funds.

Does a bigger down payment really save money?

Yes, substantially. On a ₹50 lakh property at 8.5% for 20 years, raising the down payment from 10% to 20% cuts the loan by ₹5 lakh and saves about ₹5.4 lakh in interest over the tenure, besides lowering the EMI by roughly ₹4,300 a month.

Should I choose a 20-year or 30-year home loan?

A longer tenure lowers the EMI and improves eligibility, but the extra interest is steep. Most borrowers take 20 years and then prepay when bonuses allow — that gives you the flexibility of a low committed EMI with the savings of a shorter loan.

What tax benefits does a home loan give?

Under the old regime, Section 24(b) allows up to ₹2 lakh a year of interest deduction on a self-occupied property and Section 80C up to ₹1.5 lakh of principal repayment within the overall 80C limit. The new tax regime does not offer these for a self-occupied home.

Is fixed or floating rate better for a home loan?

Most Indian borrowers choose floating, because it is linked to the repo rate, is generally cheaper, and carries no prepayment penalty. Fixed rates buy certainty at roughly 1–2% higher cost and usually allow the lender to reset after a few years anyway.

Does this calculator include processing fees and insurance?

No — it shows the pure EMI on the derived loan amount. Processing fees of 0.25–1% plus GST, property insurance and any bundled term cover are separate charges. Ask each lender for the all-in APR when you compare offers.
